Documents Needed at Closing

The documents required at closing may vary depending on the type of transaction. It is always advisable to check with your closing agent to verify what documents and funds, if any, will be required. However, the following are a typically always required.


For Borrowers in a Purchase transaction:

  • All mortgagors and their spouses, if any, must be present to sign closing documents
  • Valid Government issued Picture ID
  • Homeowners Insurance binder and one year paid receipt
  • Ten year history of past residences
  • Any conditions or documents required by the mortgage lender
  • Cashier’s check payable to Archer Land Title, LLC for the down payment and closing costs
    (please check with your Closing Agent to verify the amount)

 

For Sellers in a Purchase transaction:

  • Valid Government issued Picture ID
  • Social Security Numbers
  • If married, both spouses are required to be at closing

 

For Borrowers in a Refinance transaction:

  • All mortgagors and their spouses, if any, must be present to sign closing documents
  • Valid Government issued Picture ID
  • Homeowners Insurance binder and one year paid receipt
  • Any conditions or documents required by the mortgage lender
