Learn More Process — Purchase Closing, Sellers Side
Use the following list to organize your documents for a purchase closing on the sellers side:
What needs done prior to closing?
- Comply with all requirements listed in the purchase agreement
- Deliver the abstract to your Realtor or Archer Land Title
- If possible, furnish Archer Land Title with a copy of your Owner’s Title Insurance Policy
- Cancel automatic mortgage payment withdrawals
- Contact all current utility providers regarding the change in ownership of the property
- Make arrangements for inspections as required by your local authorities
- If the property has a septic system, secure a septic certification
- Contact Archer Land Title if there have been any recent repairs and/or improvements done to the property
- Contact Archer Land Title for special arrangements, if all parties cannot be present at the time of closing
What do you need to bring to closing?
- Valid Government issued Picture ID
- Social Security Numbers
- If married, both spouses are required to be at closing
- Addresses for the past 10 years
- Inspection report received from the local authorities
- Septic certification, if needed
- Keys and garage door openers
What will happen at your closing?
- Final settlement statement will be reviewed and signed
- Closing documents will be reviewed, signed and notarized
- Funds are collected and disbursed
- Keys, garage door openers, etc are exchanged.
